Step 2. Curated shortlist (7–10 days). You receive 3–5 new-build properties with video tours, floor plans, pricing, and a legal check on each developer.
Step 3. On-site visit to Sardinia (1–2 days). Live viewing of the 2–3 final options. Meeting with the developer. Terms discussion. We handle logistics, translation, and negotiation.
Step 4. Reservation and compromesso (2–4 weeks). Deposit of €5–10k secures the unit. Preliminary contract prepared. In parallel: codice fiscale, Italian bank account, tax setup.
Step 5. Rogito and keys (3–5 months). Final deed signed at the notary. We stay with you through utility setup, condominium registration, and the first months of ownership.
